The home was built in 1952 on a slab, no foundation or crawl space. Due to the age of the home it was required to have it tested for asbestos if any original ceiling was in the home. Samples were taken at the required location and sent to RGA Environmental, Seattle. Results indicated the absence of asbestos in the home. Test results are documented.

A 30′ x 90′ driveway leads to the 1,270 SQ. FT. Shop. The shop structure is of commercial quality in materials and craftsmanship. It is constructed with a combination of broken face blocks and 7 grid broken face blocks. Ceiling height is 14′ with a perimeter dimension of 30 ft. x 40 ft. and a 12 ft. overhang at the entry to the service door. The floor is 8″ thick with insulation below the floor and around the full perimeter of the structure. It is heated with a 2 zone hydronic system. The service door of the shop has a clear span height of 12 ft. 10 in. x 12 ft. 2″ in width. The door has an insulation value of R-19. It is operated by a manual hand chain assisted by two adjustable springs. A steel double man door is located in the back wall with a dimension of 6′ x 6′ 6″. The roof does not leak but is showing its age.

There is a dedicated 225 Amp 3 phase Cutler Hammer service feeding the shop. This service also supports standard home wiring circuits as well. There are 4, 110v outlets every 10 ft. on most walls of the shop. There are four 220 volt circuits dedicated for welding, plasma cutting, etc. There are more available spaces in the service panel for additional circuits

The air delivery system is constructed of 1 inch galvanized pipe with unions throughout the whole system allowing for ease of additional plumbing and maintenance. The piping is located on the two long walls and the wall adjacent to the service door. There are 1″ galvanized vertical drops every 10 ft. with locking quick connections for the tool line connections.

An overhead Bridge crane spans the full width of the shop and travels the full length of the shop. The crane travel is operated by a hand chain allowing the operator to control the crane direction and travel speed. The headroom below the chain hoist is approximately 12 ft.

A Western Single Post Car Hoist is installed below the grade of the floor. A 1/4″ x 4′ x 8′ steel diamond plate cover is flush mounted in the floor over the hoist. The cover functions as an adjustable work surface if left in place on the hoist. Raising or lowering the hoist will adjust the work height of the cover. The hoist will rotate any direction, with or without a load on it. If the hoist is used for automotive service the diamond plate cover can be removed with the overhead crane and set off to the side. The the diamond plate is set up for the installation of 4 eye bolts, shackles and slings.

The hoist and plumbing were professionally installed. Operational tests were performed after installation was completed. The most current packing gland and wiper seal upgrade and new main seal have been installed replacing the 1950’s gland and seal design. All old oil was evacuated from the hoist and new oil installed. All of this was completed in 2014. This is a very simple hoist design to maintain and operate. It is simply compressed air over a reservoir of oil supplying the lift. To lower the hoist air is exhausted from the hoist and is slowly lowered to desired elevation.

The shop was originally set up for building street rods. The uses for this facility are endless for a home shop. There also is a full bathroom with a 4′ x 6′ shower, exhaust fan, toilet, deep sink, storage closet and a separate hot water tank which also supplies the sink in the office upstairs.

There is room for a desk and file cabinet in the room adjacent to the bathroom at the shop level. In this location there is a speaker system wired to three locations, the shop, the desk at shop level and the professional shop in the upper level. All with separate speaker volume controls at each location. The stereo wiring is set up to connect a tuner or other source directly to a panel that is installed in a wall behind the desk location.

There is a 140 sq. ft. professional office above the shop bathroom. This space has a separate outside entrance. It is wired for cable as well as the ability to connect a professional multiline phone system. The office is internally wired for a phone system. There is a built in desk running along three walls of the perimeter of the room. There is a dedicated computer station, 4 legal size built-in filing cabinets and multiple storage cabinets. This office has a vaulted ceiling, a remote controlled overhead blade fan, sink, under the counter refrigerator and recessed lighting on dimmers. The stereo speaker system is wired to this room with a dedicated volume control next to the computer station.

There is an additional 60 feet of room from the back wall of the shop to the rear property line running the full width of the lot. The back wall of the shop is set up for the addition of a second service door of any size up to the same size that is in use at the front of the shop. The building setback on the back property line is currently 25 feet and a five foot setback on each side of the property. Fences can be constructed on the property line. All corners have the original survey button still intact.

This is a unique property, it is in a great location, it is not part of a development, there are no covenants, only city building codes apply. It is in a rural setting close enough to access town, yet far enough to feel country.
